When you choose EIEIO.com to sell your home, we'll:

  • Sit down and talk with you. We'll begin by meeting with you to discuss pricing and how best to position your property to sell.
  • List your home in the MLS. We'll place your property information in the regional, online Multiple Listing Service.
  • Post your home data worldwide. EIEIO.com will post your listing on a national real estate Web site, making it available to local prospective buyers, as well as to out-of-town agents and purchasers around the globe.
  • Prepare materials. We'll put together a fact sheet and disclosure form for distribution to prospective buyers who visit or inquire about your property.
  • Place signage. We'll place a "For Sale" sign on your property and provide a lockbox if appropriate.
  • Create on online photo gallery. EIEIO.com's staff will digitally photograph your property—inside and out—and then create an online photo gallery/fact sheet that provides multiple images and detailed information about the property. We'll post the photo gallery/fact sheet on the EIEIO.com Web site, which is advertised on all of our signs and in our advertising.
  • Advertise We will advertise in various media to attract buyers to the EIEIO.com website where they can view your property's photo gallery.
  • Show your property We will be available to show your property to interested buyers.
  • Keep you informed. We'll keep you up-to-date on current market conditions and share any feedback we received from other agents. We'll also prepare and give you reports detailing the number of times prospective buyers or agents viewed your property on-line during any given time period.
  • Present contract offers. When the contract offers come in, we'll present them to you, explain the details, compare offers as needed, and provide expert advice during the negotiation period.
  • Help you track your transaction. When the time comes (and it will!), we'll see the transaction through settlement, keeping you informed each step of the way. Our services also include sellers-only access to a secure area designated for you on our Web site, where you can monitor the current status of your transaction.
  • Attend settlement with you. Your EIEIO.com agent will provide needed materials and attend the settlement meeting with you. We'll even hold your hand if you want us to!

Using Resources Wisely

We'll go out of our way to give you the service and knowledge you need to sell your home or other property. But we've eliminated a couple of the traditional sales mechanisms, simply because we want to use your time and resources (and ours) wisely.

We don't hold open houses. Most home sellers and buyers don't realize that very few homes sell as a result of open houses. Of course, there's always that slim chance of a sale, but our 30 years of experience have told us that most open-house visitors (including all those "nosy neighbors") have simply seen the sign and are "just browsing." Agents know this, but use open houses to attract prospective buyers for other properties. Do you want to clean your house Saturday evenings for that reason? We think not!

However, if you'd like to hold your own open house, EIEIO.com will be happy to give you guidance in doing so. Moreover, if you hold an open house and find a buyer, who has not been introduced to your property by any agent, then you'll save up to 4% of the traditional commission rate.

We don't advertise individual properties in the newspaper. It's not that we don't think advertising works. It's just that we think other forms of advertising work better. Classifieds for individual homes get buried among hundreds of other ads. What's more, they give the prospective buyer only a few words about the home. Serious home buyers today would rather hop on the Web to view a gallery of photos and detailed information about individual properties. This vehicle gives buyers far more information than any classified ad could, which increases the likelihood that buyers coming through your home are seriously interested.
